With Nammos Hotels & Resorts confirmed as the operator of its first phase, the 20-hectare Smokva Bay development is poised to become one of the Adriatic’s most ambitious mixed-use hospitality destinations. The property will include branded residences, a luxury resort and a lavish marina.

Montenegro’s luxury hospitality sector will gain a significant new addition with the announcement of Smokva Bay. This landmark mixed-use coastal development will rise in Reževići, halfway between Budva and Petrovac. During an exclusive presentation on the Budva Riviera, developers Mereha Developments officially introduced the project and confirmed Nammos Hotels & Resorts as the operator of the first development phase. Phase 1 is set to be completed by 2029.

Smokva Bay has been conceived as a year-round hospitality destination rather than a standalone resort. The first phase will comprise a five-star Nammos resort with 47 hotel keys, 70 branded residences, a marina village, retail and dining outlets, a wellness club and curated leisure facilities, all integrated within a masterplan spanning 28,000 square metres of gross built-up area.

The architectural concept draws inspiration from traditional Mediterranean settlements, marrying contemporary design with locally rooted materials and landscaping to create a destination that is both sophisticated and authentic. Residents and guests will have access to private pools, expansive terraces, wellness facilities, waterfront experiences, boutique retail, signature restaurants, and a marina designed to activate the coastline year-round.

Once completed, Smokva Bay is expected to rank among the Adriatic’s most comprehensive hospitality-led developments in a country that is investing heavily in its luxury hospitality segment.
