MODERNITY THAT DOES NOT OVERSHADOW HISTORY

LOCATION

Wherever you walk in Pula, history abounds. The city, once the central port of the Austro-Hungarian Empire, is still connected to its military past. The north of the Pula Bay, surrounded by the Štinjan Forest, had been cordoned off from the public for decades as a top-security military zone, alienated from the daily hustle and bustle of the city. After 1991, it fell into decay.

The hotel is being constructed on the site of the former Austro-Hungarian army barracks, where historical buildings are being revitalised through contemporary design.

The area around Katarina-Monumenti is opening a new chapter. The project of its holistic revival has been led by the Kermas Istra company, owned by Croatian entrepreneur Danko Končar, who reshaped the vacant swathe of military infrastructure into a contemporary coastal destination. The first phase of the development featured the construction of a marina with 400 moorings. Covering 46 hectares, the entire seafront complex was leased to the company for half a century, providing the project with a long-term framework. The hotel is being constructed on the site of the former Austro-Hungarian army barracks, where historical buildings are being revitalised through contemporary design. One of the buildings was demolished due to its dilapidated state, while the other two annexes were carefully restored. The modern infrastructure, including the underground parking garage in the central area, remains carefully hidden beneath the surface. The project demonstrates that it was not only an investment but a personal vision of the owner. The hotel is not consigning history to the past but using it as the foundation for forging a new identity. Here, the location is not merely a setting but a decisive competitive advantage, even for demanding business guests.

ACCESSIBILITY

Winding roads off the beaten track often lead to hidden gems. The same applies to Monumenti Heritage Hotel, which is rather remote and not easily accessible. Most guests still opt to arrive by car. Upon opening, the road leading to the hotel did not make the best first impression: it is narrow, challenging to navigate and lacks signage. As such, it is in dire need of a holistic renovation. Yet, given that the resort is still not finished, we do not doubt the management will resolve this promptly.

Upon arrival, guests will find themselves in front of an elegant, almost ceremonial entrance leading to the central area between the two hotel edifices. With the right vision, this space could easily transform into a trendsetting venue for boutique car launches. Regular guests cannot access the hotel entry by car. Hence, most will need to park in the spacious underground parking garage and then head to the hotel. The garage is bright, easy to navigate and functional. Electric vehicles are welcome here, courtesy of several high-performance, thoughtfully placed electric charging stations.

Besides arriving by car, guests can travel to Pula by other modes of transport. Thanks to the improved connections of Pula Airport, even in the low season, guests can arrive by plane. Travellers seeking more romantic ventures can still opt for the train. Not least, the hotel offers shuttle transport and rental of e-bikes. In time, this will likely become the preferred method of arrival. For those who enjoy morning walks, we warmly recommend taking a walk from the hotel to the centre of Pula. A half-hour sauntering amidst pine trees next to the Adriatic Sea will lead you through a serene part of the city until you reach the heart of Pula, the empire’s former key naval outpost, steeped in history. Sometimes, the journey counts more than the final destination.

COLD STARTER - Architecture and aesthetics

The hotel’s greatest luxury is neither gold nor marble; it is the abundance of space.

The former Austro-Hungarian army barracks were refashioned under the watchful eye of preservationists. Following the construction of a new marina with hundreds of moorings, the long-forgotten, decaying swathe of land welcomed a novel hotel complex. All its rooms are sea-facing, some even towards the Brioni National Park. The hotel’s greatest luxury is neither gold nor marble; it is the abundance of space. At Monumenti Heritage Hotel, guests will enjoy the most square metres per guest in all of Croatia. The architectural overhaul focused on establishing a dialogue between two distinct architectural styles. The Heritage building has preserved the historical design of the former Austro-Hungarian barracks, whereas the contemporary Deluxe edifice brought light, views and elegance with its vast glass surfaces. The well-preserved Officers’ Garden has been reshaped into a serene, verdant oasis, beckoning guests to take in the views. It can easily host events. Its geometry subtly hints at orderly military discipline.

Inside, toned-down, neutral hues dominate the interior, enriched by details telling the stories of Pula’s military and aviation heritage. Historical photographs framing the walls feature hydroplanes and graphics of hand-drawn technical layouts and sketches. Since its inception, the project has been led by integrating local know-how and executed with immense precision, resulting in a refined hotel architecture that does not shy away from its military past, but presents it stunningly and without adornments.

WARM ENTRÉE - The staff and the culinary experience

The hotel evokes a sense of calmness, spaciousness, and leisure, free of any crowds. This ambience is perfect for guests in need of recharging their batteries or event organisers looking to host an event on the highest level. Yet, what remains etched in memory is the staff working here. They are outstanding: welcoming, professional, and sincerely friendly. The waitresses are fluent in several languages, have an excellent sense of humour and easily oversee the entire space. The same can be said of the receptionists and the personnel in the bar. Service is self-assured, mature and precise, without excess pomposity. A head-turning detail? Flowers. Freshly-cut flowers are omnipresent, imbuing the hotel with a sense of vivacity and attention to detail.

If 2025 was a year to kick off the culinary story, 2026 will doubtless be a year when the restaurant makes headlines.

Monumenti Heritage Hotel is simply a confident, coordinated whole, and its breakfast befits the five-star standard. The gastronomy is helmed by Franko Mocko, a chef with strong local roots and nearly five decades of expertise. His philosophy is straightforward: cooking honest, locally inspired and seasonal dishes without taking any shortcuts. In the hotel restaurant, tradition and modernity do not exclude one another; instead, they complement each other. In other words, prepare for a masterclass in Istrian and Mediterranean dining. A single bite demonstrates everything. The restaurant’s goal to acquire the coveted Michelin stars seems realistic and easily attainable. Most importantly, a slew of culinary delicacies are local, including the Vesna Loborika cheese and the fantastic wines. If 2025 was a year to kick off the culinary story, 2026 will doubtless be a year when the restaurant makes headlines.

MAIN COURSE – The meetings offering at the hotel

Hotel rooms

We stayed in the Deluxe Seaview Balcony room in the new edifice of the hotel complex. Although this particular room is among the smaller ones in the hotel, its 38 square metres offer a wealth of space for comfortable living – for solo travellers or couples. The views leave the greatest impression. After stepping onto the private balcony adjoining the vast glass surfaces, unobstructed views open up of Fažana Bay, where maritime traffic seems never-ending. Despite the sea traffic, the room offers silence and privacy that business guests find priceless. The wooden flooring is bright and natural. What caught our eye was the wallpaper with copies of historical photographs, which infuses the space with identity whilst subtly telling the story of the hotel’s past.

Furniture is functional and subdued, featuring only a comfortable bed, a compact work desk and a tidy wardrobe. The bathroom, also featuring a glass shower cabin, is clean, logically laid out, kitted out with Ritual cosmetics and well-illuminated. One of the details that impressed us was the silence of staying here. Despite massive glass windows, the sound isolation is superb, contributing to complete silence in the room.

Meetings centre

Soon enough, the hotel’s offerings will be enriched by a congress centre that is now in the last phase of construction. It will be set in a third, carefully restored historical building in the complex. In our humble opinion, the central congress hall, with a capacity of 400 attendees, will be one of the most stunning halls in the Adriatic with panoramic views. For now, we cannot reveal more, but as a teaser, we can say it will be one of the most talked-about stories of the regional events industry in 2026.

Even now, it is crystal clear that the complex is outstandingly ambitious, offering a rarely-seen combination of indoor and outdoor event venues. The space is diverse, architecturally striking and flexible enough for the most demanding clients. It seems perfect for automotive events, car launches and exclusive brand experience formats. One of the hotel’s advantages is the gastronomy led by a seasoned chef who is adept at preparing world-class catering. In light of all this, it is easy to imagine the future of events taking place here. Monumenti Heritage Hotel will seriously enhance Pula’s event infrastructure. Few places in the Adriatic offer the possibility of organising a gala dinner in the Eden-like ambience of the Officers’ Garden, a space that seems crafted for this purpose. The historical context will lend itself to future incentive stories and activities. The nearby marina opens up another dimension: in Pula, you can thoughtfully tie together business events with sailing programmes and teambuildngs offshore. The possibilities are infinite.

DESSERT – The extras

Another added value of the hotel is the nearby Marina Polesana that facilitates a combination of events and offshore activities, from yacht arrivals to sailing and other nautical endeavours. Guided tours of the historical buildings, exploring the rich military and nautical history of the area, provide even more content. This unique interplay of infrastructure and history imbues events with character and historical context. Not least, Monumenti Heritage Hotel has its own private beach and access to the pristine sea.

FLOP – NEGATIVE SURPRISES

The resort is still under development. Upon arrival, this is immediately noticeable. Some parts of the complex remain unfinished, and certain services are limited or non-existent. Yet, even though the first impression might not be tip-top, the path the hotel wishes to head down is clear and ambitious. We believe the hotel will overcome the initial challenges with ease.

TOP – POSITIVE SURPRISES

We were impressed by the sense of orderliness and architectural harmony. Even though this was a renovation of a military complex, the space feels utterly serene, refined and respectful to its surrounding environment and past. There is no trace of architectural splendour or encroachment on the surrounding area. The design has established a respectful dialogue between old and new. The staff plays a key role in maintaining this harmonious ambience. Their kindness neither originates from their training nor is forced – they exude natural warmth. This often invisible value is a decisive quality that transforms a decent stay into a personal experience worth recalling. Yet another reason why Monumenti Heritage Hotel will soon be the talk of the town.

SUSTAINABLE ENDEAVOURS

The hotel’s single greatest contribution to sustainability is the exemplary reconstruction of the decaying buildings, which were painstakingly restored, rather than torn down and reshaped. Monumenti Heritage Hotel also demonstrates its sustainability by implementing commendable measures: constructing energy-efficient buildings, using natural materials and installing advanced water systems. Another green endeavour is their cooperation with local suppliers, including their own winery, Capo from Brtonigla, where they have perfected artisanal wines such as Taurus, Dolce and the classic Istrian malvasia. In the future, we hope the hotel will highlight these sustainable practices in the rooms and public spaces. Guests often overlook them, although they are there and integral to the hotel’s daily operations.

FINAL IMPRESSION AND CREDIBILITY

The Katarina-Monumenti project is more than a classic renovation of a dilapidated swathe of land. It is a best practice case of how a clear vision and persistence from a private investor can transform a degraded area into a success story. Guests can experience this as soon as they arrive.

Luxury permeates the air, but not of the gilded kind, but a quiet, respectful, lasting and elegant type.

By carefully selecting the materials and deciding on a rather ambitious design, the architects succeeded in toning down the strict historical design of the former complex and giving it a new lease of life. Today, the area feels modern whilst paying homage to the past. Above all, the hotel does not promise more than it can deliver, and never compromises on quality.

Although the hotel is not yet fully mature, as some of its facilities are still developing, it enthrals guests from the moment they arrive. Its strength lies not in size but in identity. Here, history is not an obstacle but an advantage. Monumenti Heritage Hotel has already earned its spot as one of the leading hotels in the Adriatic. Its price policy is also praiseworthy. We eagerly expect the opening of the congress centre, which has the prerequisites to become a true game-changer for Pula and the locale.
